For decades, the Brahmaputra was Guwahati’s hard boundary — the city grew south and east because crossing the river meant a ferry or a long detour. That constraint is dissolving. New bridge infrastructure, the AIIMS Guwahati campus, and the Amingaon logistics belt have turned North Guwahati from ‘across the river’ into ‘the next phase of the city’.

What we watch: land prices along the corridor have moved meaningfully but remain a fraction of comparable south-bank localities. The gap closes as connectivity milestones complete — which is why plotted developments here attract both end-users planning 5–7 years out and investors underwriting the corridor story.

Our view: North Guwahati suits buyers with a medium-term horizon who want land-backed exposure to Guwahati’s growth. It is not a locality for someone who needs developed social infrastructure today — schools and hospitals are coming, not arrived. Match the locality to your timeline, not to the hype.
